How To: Effectively Manage Your Waste


Waste is a big part of a construction job and effectively managing it can save money, increase productivity, and help with recycling efforts to minimize landfill waste. One way to make sure you get the most benefits from effective waste management is to have a plan in place for getting rid of all the garbage from the roof.

Removing and managing debris from a roof can be a challenge. You don’t want to ruin a homeowner’s yard with lawn tracks or spend time and labor costs gathering the trash that is dropped from the roof. One solution is to use a mobile debris management system. They can fit in a yard or other small spaces that a full-sized truck cannot. The container can be positioned close to the roof for easy material disposal or to help bring materials up to workers already on the roof. The container will usually have a 4,000-lb. jobsite capacity and a 10 ½-foot catch area. A hydraulic tailgate helps you dump all the debris into a larger container and the trailer can be easily hitched and towed with any medium-sized truck. A Lesson on Vinyl Siding

                                     

The Benefits of Vinyl Siding
There are few subjects in the whole realm of residential and commercial construction products that draw battle lines as sharply as vinyl siding. Proponents harp on the fact that it never needs painting, while its detractors insist that houses should never be covered with anything but real wood. 

As a building material, vinyl siding is relatively new — it was introduced in the late 1950s as a substitute for aluminum siding. However, its reputation was tarnished in the early days when it cracked, faded, buckled, and sagged due to lack of industry knowledge on how to perfect the product. Thankfully, ongoing changes in the product's chemistry and installation techniques have improved its performance and furthered its acceptance by builders and homeowners.

Today, a mid-grade vinyl costs about $1.60 per square foot to install, not including the necessary trim pieces; while the installed price of mid-grade cedar clapboard, exclusive of trim and paint, is about 2.5 times higher. For many people, price isn't the issue at all; the real seduction of plastic siding is reduced maintenance.

All Plastic Siding is Not the Same
New, so-called virgin vinyl siding has a greater complement of the key additives that impart flexibility and resistance to UV degradation. Some manufacturers will boast their product as 100 percent virgin, but most siding is made with a core of remelted vinyl top-coated with virgin material. Rap on a vinyl-sided wall with your knuckles, and it will flex and sound hollow. That's because, in most cases, only a relatively small area of a vinyl panel is actually resting against the sheathing. 

A thin panel, or one without support, is more likely to sag over time. However, the thicker sidings tend to be stiffer, and therefore more resistant to sagging, but stiffness depends on other characteristics as well. Panels with a folded-over, doubled nailing hem and a relatively deep profile tend to be stiffer than others, as do those with narrow “clapboards”: The more bends the better. Although claims are made that thicker siding is also more impact resistant than thin siding, test results suggest that it has more to do with its chemical makeup, which, unfortunately, is not available to consumers who want to compare products. Thinner, less-stiff sidings can also be sucked off a house when high winds blow. Reading the manufacturer's warranty should give you a good indication of the product's ability to handle heavy weather.

While wood siding is fastened tightly to the house, vinyl siding literally hangs from nails driven through horizontal slots at the top of a panel's nailing hem. The reason for the loose nailing has to do with the vinyl's need to expand or contract as the temperature changes.
One characteristic that distinguishes vinyl from other siding is its overlaps. While lengths of wood siding meet in an unobtrusive butt, vinyl panels must be overlapped by about 1 inch wherever they meet, resulting in telltale vertical lines. The thicker the vinyl, the more obvious the overlap. Compounding the problem, most vinyl siding panels are molded to represent double or even triple widths of clapboards. This slashes installation time dramatically, but it also makes panel overlaps even more visible. A good installer will orient overlaps away from dominant views, for example, by running the siding from a back corner to a front corner. On the front of the house, panels should be installed so seams are least visible to someone approaching the front door.

Every quality vinyl siding job starts with the contractor. Don't hesitate to ask potential installers for their certifications — most of the large manufacturers certify installers in proper installation techniques — and for the names of satisfied customers.

Not Entirely Maintenance Free

To keep vinyl siding looking its best, it should be washed periodically to remove the mold, mildew, dirt, and chalky oxidation that collects on the surface. Avoid using high-pressure equipment such as powerwashers to clean your siding as it can compromise the integrity of the product. Thankfully, repairing a damaged panel is simple. With a zip tool and a flick of the wrist, you can simply unhook it from the ones above and below, then pull out the nails. A new panel can then be snapped in place, nailed, and rehooked. The biggest problem is matching the replacement to the surrounding pieces, which will undoubtedly have faded.

All vinyl siding will fade somewhat. After 10 to 15 years, the change can be significant. When that happens, or if you simply want to change its color, vinyl can be painted, as self-defeating as it may seem. Wash the siding first, and use latex paint, which will flex with the vinyl's movement. But don't count on changing a pale-yellow house to hunter green; dark colors absorb more heat than lighter ones and can cause panels to expand too much and buckle.

Going with Vinyl

Much of what appeals to us about older historic houses, apart from their architectural style, is the graceful moldings, well-proportioned trim, subtle shadow lines, even the slight irregularities in the spacing of the siding — testaments to the skills of this country's housewrights. But in countless slipshod re-siding jobs, where vinyl is slapped up over the existing shingles or clapboards, these details have been obliterated, making the facades of handsome gingerbread houses as plain as sheet cakes.

For those contemplating having a house re-sided, find a contractor who specializes in old-house work not just in vinyl siding, pending that all the architectural details remain in place. A proper paint job may make more sense, if that's the case. Sometimes, re-siding jobs are sold as a way to “tighten up” the house and reduce energy bills. The installers simply nail up a layer of foil-faced foam before the vinyl goes up. The final word: If you have any doubts about its effects, don't put vinyl siding on your old house.

5 Questions to Ask About a Roof Before Buying a Home

Buying a home can be stressful and the last thing you want to end up with is the previous owners' problems.  You want to make a smart purchase, and being armed with the right questions to ask can help you avoid a nightmare when purchasing your dream home.  First things first, look at the roofing system.  Here are five questions we highly recommend you ask before making an offer:



1.  What is the roof's condition?  Ask if the homeowner is aware of any recent damage.  Do you see any noticable damage you can see from the ground? Check the roof for any cracked, curled, or missing roof shingles. Are there any areas that look worn, or damaged?  

2.  How old is the roof?  Knowing the roof's age will help you determine about when it will need replaced again.

3.  Who did it, and why? Was it the cheapest option? This will give you a good idea of the home's past problems and possibly gauge the quality of work performed.  Cousin Joe probably was not as thorough as a professional contractor when it comes to proper roof installation and its longevity.

4.  How many layers? How many layers of shingles are currently on the roofing system?

5.  What type of roof is on the home?  There are so many choices available today.  This information will help you better understand the needs and cost to maintain the home's roof.

The answers will provide you with a clear picture of the roofs true condition, and whether or not you want to factor that valuable information into your bargaining on the purchase price.

Asphalt Roofing Systems: Freedom of Selection or Overkill?

There are many different options from a variety of manufacturers when deciding which asphaltic roofing material to use for a building. But is having so many choices necessary, and could it cause more harm than good?



Asphaltic roofing has been around for more than 150 years and has many advantages in the commercial market, including long life, multi-ply redundancy, and outstanding puncture resistance. However, the market share has decreased as a result of competition from less expensive single-ply membranes, and now the sheer quantity of offerings—which are estimated between 800-1,000 asphalt roof systems per manufacturer—doesn’t make sense in this smaller market. In contrast, TPO, which is larger than the asphaltic business, has about 75 percent fewer systems.

We understand the competitive pressure out in the marketplace and it’s nice to give customers a choice, but there are risks involved. It could cause confusion as professionals scramble to understand so many roofing systems, complicate the sales process, and drive up the cost for distributors, manufacturers, and, ultimately, customers.

Instead of focusing on how many different ways we can arrive at the same result, we should focus on what is the most cost-effective way (from an installed cost standpoint) to arrive at the desired result. For example, if a customer is looking for a 20-year hot mopped system over insulation, there are approximately 20 different combinations (i.e., systems) possible, but only one is the most cost effective: the one that requires the least steps and less labor. When we approach solutions this way, we find there are products that are not needed and certainly many systems that are not delivering value to customers.

The benefit of changing to a more manageable set of roofing choices is that it will result in less confusion with easier-to-understand procedures, saved time and labor, and simplified training. As a specifier, consultant, or contractor, you’ll know that you’re choosing a system that is reliable and meets your customer’s needs. As a manufacturer or distributor, it means less SKUs to manage, which saves costs associated with codes approvals, manufacturing, and storage. And ultimately for customers it means a more streamlined decision process and cost-effective solution. For all parties involved, it is a win-win situation.

White Roofing: Rising Demand Charges Make the Case

There has been much trade press the past year arguing how far south a black roof will yield energy savings. Their main point is that black roofing has a winter warming benefit. However, the winter sun in is generally not very warm, and many of the calculations assume that commercial buildings are heated with electricity, which is usually not the case.

So, what is the right roof color to help lower energy costs? Much of the modeling understates the case for white roofing, but electric demand charges are changing that perception, since they can increase an electric bill by three times. Whether you’re designing a building or managing a facility, it’s important to understand demand charges—and white roofing is one way to keep costs under control.

Utility companies have to worry about two things when supplying a region—how much power they have to supply each month or quarter, and how to manage peak demands. Think peak summer season, when everyone’s air conditioning is cranked up. If a lot of power is used one hot afternoon in July, the electric company will charge at a higher rate all month long. They focus on the high demand charges that occur in a short period of time and will penalize a building owner for it.

Let's look at two types of customers whose monthly power usage is 2,500 kWh, except one of them paid over three times more than the other. How is this possible? Let’s take a look at the math:

Even though both customers used the same total power, Customer A used it within a short window of time and was charged $1,775. Customer B spread out their demand and paid just $515—a third as much.

Sounds convincing, but all bills aren’t that simple. In fact, they’re actually very complicated to figure out, since they often don’t even mention demand charges. Here's an example of how this looks on a typical utility bill:

Look closely at the “Time of Use Detail” section. There are three charges based on actual usage: peak, partial-peak, and off-peak times of the day. Below that is a similar set of charges based on the actual rate of use, where demand charges account for 45% of the total bill! This shows the importance of checking these charges, especially since they rise faster than base charges.

Demand charges are an electrical phenomenon, and will be largest during the summer months when AC usage is at its peak. However, there are ways an architect or building manager can combat these extra costs:

  • Add additional insulation.   Since insulation saves on both summer and winter charges, it always generates an improvement, regardless of geography.
  • White roofing can have its biggest impact in lowering peak demand and, therefore, in lowering demand charges. This is true even for well-insulated buildings.
  • Time the start-up of load-intensive equipment (such as refrigerators and air conditioners) to prevent spikes, and of building energy management software to avoid simultaneous operation of HVAC units.
  • Use a professionally installed cool, reflective roof such as a roof coating to reduce a building’s cooling needs and demand charges.
  • For the building designer: by lowering AC demand with white roofs, the unit can be downsized. This will lower demand charges even further and reduce upfront capital costs—a true win-win.

How to Inspect Your Next Commercial Roofing Project

Commercial re-roof job walks are crucial to assessing the existing roof system. They help you learn the steps needed to remove and install a new roof system efficiently while minimizing occupant impact and maximizing company profits. An improperly assessed building can easily move the project from successful to detrimental. With a fairly simple checklist and an inspection kit, you can make a thorough assessment on the roof and minimize costly hidden pitfalls to help you land the job and gain the trust of the client.

Let’s start with your basic tool kit. Most of the time, you will need to climb a ladder to get onto the roof, and a safe way to transport your tools is to put them in a simple backpack. Here are the supplies you should carry with you during your inspection:

  • Camera (video capability is highly recommended)
  • Tape measure (25’ is sufficient)
  • Measuring wheel
  • Roof plan or aerial photo for making notes (Google Earth, for example)
  • Note pad and pencil
  • Flashlight
  • Golf ball (it is important to know where the water goes)
  • Laser temperature gun
  • Roof core cutter
  • Repair medium (such as plastic cement) to temporarily patch a core cut
  • Infrared moisture scanner, if possible (hired services are also available)
  • Spare batteries for all electronic devices


Once you’re on a roof, you’ll want to make a thorough assessment and minimize your time up there. However, keep in mind that sometimes you only get one shot to access the roof, so make sure to cover everything. Here is the basic information to collect:

  • Building location
  • Access for equipment, loading, staging, waste removal, etc. (be sure to consider the safety of pedestrians below and other trades working)
  • Will the building be occupied or empty during roof installation?
  • Safety requirements (fall protection, hazmat abatement, noise, debris, etc.)
  • Chronological order and locations of other trades (any trades following roofing may need to take precautions to protect your work, such as stucco or metalwork over a single-ply roof)
  • Substrate type
  • Roofing system
  • Desired warranty term
  • Height of all roof decks and parapets (for both safety and loading materials)
  • Where and how the system terminates on all planes
  • Specifics of immediately adjacent trades (HVAC, plumbing, metal, stucco, etc.), including who covers the details that are often overlooked, such as wood blocking, drains, pipe flashings, metal flashings, etc.
  • Establish with the person controlling the schedule (usually the general contractor, consultant, or owner) whether the project will be phased or available all at once.


Once you have all those answers, it is time to walk the roof. Be sure to double check measurements on the roof plan with the measuring wheel. Take time to observe the general condition of the existing membrane as it will give you clues about the maintenance, drainage, environmental conditions, and occupant’s use. Use your golf ball in any area that the drainage is not completely obvious. Observe, measure, count, and photograph every type of penetration, and note whether electrical, gas, and plumbing lines will be disconnected or remain as is. Make notes on your roof plan for yourself, as well as concerns for the superintendent and/or foreman. Helpful tip: take video pans across different areas of the roof. This will allow you to “revisit” the roof in case you missed something on your initial inspection.Visit the inside of the building to look for signs of leaks and try to examine the underside of the roof deck whenever possible.

In commercial construction projects, a small overlooked detail can lead to huge unforeseen costs, so it is critical to cover all the bases. Create a checklist and follow it every time. Weighing the Pros and Cons of Aluminum Siding

Aluminum siding is a tried, tested, and true siding product. For more than 50 years it has been sought after for its status as the most cost effective, maintenance free, and effective siding on the market. Nearly every other building material has yet to surpass it in efficiency, and if you're aware of its few shortcomings and willing to work around them - you're sure to purchase a long-lasting, nearly maintenance free siding that will beautify your home for years to come.

Why Choose Aluminum Siding? 

This is one of the easiest questions to answer in the siding industry. For starters, aluminum is a weather and corrosion resistant material. It won't rot, rust or otherwise let you down. It's also incredibly cost effective when compared to other siding materials. Don't nail the product fast to the structure. Instead, use aluminum nails and be sure never to sink the nails in completely. That extra wiggle room is important since aluminum siding expands and contracts significantly with weather changes.

Plan for Expansion as you cut the materials to size. Remember, aluminum will expand 1/16 to 1/8 inch per 10 foot length in adverse weather, so be sure to account for that when you measure siding material and install it on your home.

Moisture Control in Low-Slope and Flat Roofing Systems

Condensation within a flat roofing system mainly occurs during cold weather seasons when moisture and vapor in the air caused by heat from within the building rising out into the cold roof void above the ceiling. When the temperature of the moisture falls to or below its dew point, the water vapor condenses on the cold surfaces around it causing damage and leaks. Condensation is a particular problem in flat or low-sloped roofing systems above rooms that generate a lot of heat such as kitchens and bathrooms. A flat roof should be designed to minimize condensation and a proper analysis of the positioning of insulation materials, vapor control layers, ventilation, and thermal insulation should be reviewed prior to installation. Here are our tips on preventing the likelihood of leaks on low-slope/flat roofing systems:

During Design/Specification:

1. Provide a positive roof slope. This will provide roof drainage and better ventilation to the outdoors.

2. Provide as much ventilation for moisture "traps" as possible. This can be achieved by cutting back ends of reflective foil/batt insulation which are installed below the roof sheathing.

3. Use insulation above the wood deck. Where low design temperatures or high interior humidity are expected, this method can help keep wood temperatures above dew point.

During Construction:

1. Install roofing over the wood deck ASAP. This will protect the insulation from exposure to the elements.

2. Provide proper ventilation to remove moisture. Moisture build up during the construction of a roofing system is expected due to the curing of concrete and gypsum jointing materials. Proper ventilation will prevent these aspects of installation from having long-term effects on the roof.

During Service Life/Homeowner Tips:

1. Don't let moisture stand a chance. If you own a home with a low-slope or flat roofing system, it's going to require a little more care than a standard shingle roof. Your best bet at maintaining the integrity of your roof and preventing leaks is calling a pro for any snow/heavy rainfall removal - this way you know the job is being done correctly.   1. Plan around the weather. Use a satellite weather monitoring system to get the forecast in real-time. This will eliminate scheduling conflicts and help to avoid costly delays.
  2. Make sure your materials are on site. Some products are easily purchased, but others may need to be specially ordered in advance. If the latter is the case, you will need extra time to ensure everything has been delivered in time to begin your project.
  3. Designate a foreman/manager/site supervisor. This person will direct and supervise the roofing process, plan the work to be done for the days ahead, make sure the installation is done to standard, and secure materials, equipment, manpower, and subcontractors (if needed) to keep the project moving smoothly. Preferably, this person will not be installing, but rather spends his/her time supervising and coordinating.
  4. Use scheduling software. Every project should have a plan and schedule set in place before ground breaking day. It should be allotted into manageable phases with completion targets clearly determined. The schedule should be updated daily and distributed to all parties involved in the project. Making your trades and employees aware of the timelines will make meeting deadlines a breeze.
  5. Get a dedicated delivery vehicle. To prevent unforeseen shortages, breakdowns, or to replace broken tools, have a vehicle and dedicated "runner" available to handle these problems as they arise. You want the foreman and contractors to be on the roof working and coordinating, not dealing with equipment or material errors.

Maintenance Tips to Prevent Roof Leaks

One of the most common and expensive issues homeowners call a contractor for is to fix a leaky roof. However, even for a pro, the source of a leak in your roof can be elusive because it rarely matches where the water is entering the home. Your contractor then becomes an investigator trying to identify the source of a leaky situation and determine the path in which the water is traveling. The good news here is that all of this frustration can be avoided by following a proper maintenance program that should be performed at least twice a year to help avoid future problems.
Before an inspection, ensure you take a look around from the ground level and make your contractor aware of any recent extreme weather, leaves, falling debris, trees, animals around the home, satellite or cable work, or additional accident causers that may have damaged the roof.
Once on the roof, keep these 5 simple tips in mind so you may locate future leaks and problem areas before they cause further costly damage.

  • Your satellite or cable cords are flashed properly
3. What's on the Inside Really Does Matter. More often than not, homeowners will blame the roof for being the cause of a leaky roof, but the problem can also come from improper air conditioning, ventilation, plumbing, condensation, vent fans, or animal bug infestation in the attic. Keep your eyes peeled for:
  • Mold
  • Wet insulation when there hasn't been rainfall
  • Algae stains on interior plywood
  • Blockage in the intake vents from paint, dust, spider webs, or insulation
  • Lack of ventilation which causes the attic or overheat/accumulate moisture
  • Black rings/rust around nails - the first sign of condensed moisture in your attic space
4. Big Foot. Areas where step flashing should be installed are a common source for roof leaks and a huge part of maintenance. Inspect these areas for damage:
  • Roof-to-wall transitions
  • Wherever low quality sealant/mastic has been used
  • Dormers
5. The Gutter Counts When it Comes to Your Roof. Most homeowners completely underestimate the value of their gutters. They must be installed and sloped correctly to drain, free of debris, and tightly fastened. 10 Signs You Need a New Roof

If you're like most homeowners, getting a good look at your roof happens from your vehicle as you move in and out of the driveway shuttling kids or running errands. However, inspecting your roof on a regular basis and mending areas that need repair can prevent unexpected costs later on. Not to mention, keeping your roof in good condition will also benefit you if you decide to put your home on the market.

"What should I be looking for, then?", you ask. Well, the National Roofing Contractors Association (NRCA) recommends inspecting your roof at least twice a year - spring and fall. The best place to start is inside your home, so, grab a flashlight and venture up to the attic.
While at the highest point of the inside of your home, here's what you want to look for:

1) Signs of water damage/leaking.

2) Places where the roof is sagging.

3) Exterior light shining through the roof.

4) Dark spots/trails.


Once you make your way outside and to the tip top of your home, make sure to pay extra attention to things such as missing shingles, damaged flashing, rotting or algae growth, curling, blistering, or buckling. Areas where some shingles are darker than others are a huge concern for bigger problems as that's where moisture has already begun to collect. Here's some tips for inspecting/handling these issues outside of your home:

5) Scan the roof for loose material/wear around the chimney, vents, pipes and other exposed penetrations.

6) Check all kitchen, bath and dryer vents and ensure they run completely outside of your home - not just into the attic space.

7) Check for signs of moisture, mold, or rot. Water can travel down to its lowest spot before it starts dripping inside the home and mold, fungi and bacteria can grow within 24-48 hours of a water related issue.

8) Visually inspect your roof for cracked, bald, torn or missing shingles.

9) Be aware of an excessive amount of shingle granules in your gutters - a sign of advanced wear.

10) Examine your drainage and make sure all gutters and downspouts are securely attached. Also ensure drainage is open and allows water to flow out freely.
